The complex is located in the “Recreation and Culture” district, just meters from the Rowing Canal and only 5 minutes from the city center.

Materials
Construction
Monolithic reinforced concrete. The inter-floor structures are beamless, and the type, layout, and dimensions of the structural elements have been selected to meet all requirements for load-bearing capacity and seismic safety.
Internal walls
Masonry with Wienerberger Porotherm ceramic bricks – internal partition walls are 12 cm. Plaster finish on walls and ceilings with BAUMIT gypsum plaster. BAUMIT MPI 25 lime-cement plaster is used for wet areas.
Windows and doors
The façade glazing is designed to provide optimal natural light in every living space. Aluminum profile with triple glazing Cortizo COR 70 Industrial.
Common areas
The entrance spaces and foyers throughout the complex are spacious, accessible, and well-lit, complemented by the elegant appearance of high-quality armored entrance doors with mechanical locks. Floors, walls, and staircases are decorated with Italian granite tiles. All of this is stylishly illuminated by suspended latex ceilings with PHILIPS LED lighting, equipped with motion sensors. In addition to this comfort, safety is ensured by the CCTV HIKVISION security system.
Service areas
The floor covering is made of cement screed – polished and leveled, with a terrazzo finish. The wall surfaces are covered with lime-cement plaster. The ceilings are left with exposed reinforced concrete slabs. The electrical installation consists of installed wiring according to the project, connected to the switch consoles and lamp outlets, with mounted switches. The door is metal, equipped with hinges, a lock, and handles.
Roof and slabs
The roof structure consists of reinforced concrete slabs, with vapor barrier made of bitumen membrane, XPS thermal insulation, a separation anti-wind film, sloping concrete layer, and waterproofing using APP-modified bitumen membrane on a polyester carrying base. A protective layer of geotextile and a protective covering of river gravel protect the waterproofing from overheating and mechanical damage.
Parking and garage
Hörmann garage doors are installed for the entrance to the basement and for the individual garages, with lime-cement plaster from BAUMIT, complemented by road markings. The fire alarm system is provided by INIM, and the gas detection system is from GAS SENSE, along with evacuation and emergency lighting and a SYSTEMAIR ventilation system.
HVAC
The installed piping system is designed for a multi-split air conditioning system in the living room and bedrooms. Electric water heaters are provided with connections in each apartment. Electrical panels, switches, and outlets are from Legrand and Schneider. RJ45 sockets and structured cabling Cat 5e, along with the final TV socket and video intercom system from Bticino, are also included.
Landscaping
The walkways and sidewalks are made of SEMMELROCK City Top 8 cm slabs, while SEMMELROCK SVEN is used for curbs, external stairs, and road markings. Fencing elements are made of concrete, steel, and hedges, complemented by park benches and waste bins. Outdoor lighting fixtures are provided by Electro Style.
